OFFICIAL BOROUGH OF JEFFERSON HILLS NOTICE OF PUBLIC HEARING Notice is hereby given that a Public Hearing of the Zoning Hearing Board will be held in Council Chambers of the Municipal Center, 925 Old Clairton Road, Jefferson Hills, Pennsylvania 15025 on Wednesday, February, 10, 2016, at 7:00 p.m. or prevailing time, for a hearing before the Zoning Hearing Board. Appeal No. ZN-2-2016 ....3PH Real Estate LLC, a Delaware limited liability company, 129 N. York St., Suite 120, Elmhurst, IL 60126, representatives of property owner Aurilio Gulli, owner of property located at 1140 State Route 885, Jefferson Hills, PA 15025 are requesting a Use By Special Exception to Zoning Ordinance 712, sections 202.1.c.1.(a) subject to subsection 1004.5. The property is zoned R-2, Low Density Residential District. The appellant is requesting to be allowed to use the parcel for a battery storage facility that will take in and store excess power from the substation adjacent to the property and then discharge it back to the grid when it is needed. Although the proposed use is not specifically a listed use by special exception under the Zoning Ordinance, the applicant alleges the proposed use is similar to the adjacent power substation and that the proposed use would be an essential service to the community.
